In 2015, Ayjay Group decided to expand to larger premises to provide facilities to accommodate the growing workforce. A opportunity arose to buy a larger unit on the same industrial estate. This unit was in need of complete re-purpose and refurbishment in order to be fit for use.  Once a foundry, our plan was to re-develop the site into office and warehouse space.

What we did…

The new development has been a platform for us to use the most up-to-date products and materials to showcase the quality of the products we use and the level of workmanship we have.

The building, previously a foundry, had fallen into disrepair. This gave us a blank canvas to completely renovate the building to our specification. The complete project turned around was within 3 months from start to finish. This involved gutting the property (removing 300+ tonnes of waste), re-configuring the space to fit with the new floor layout required, installing new fixtures and fittings, decoration and relocating furniture from the previous premises.


An opportunity arose for the business to move to larger premises around the corner from the existing premises.

As in the images below, internally and externally the building was in need of refurbishment.


The site has been completely renovated and regenerated into office, warehouse and parking facilities.


We have used the most up to date, energy efficient LED lighting to provide differing levels of lighting to match the needs of the different areas of the business. For example the office has state of the art LED decorative lighting compared to the timed and brighter warehouse lighting.

The Office….

When working with our customers, we project manage lighting design, implementing the most energy efficient and balanced output to suit the project.

We chose was a popular and efficient alternative to louvred or conventional flat panel technology for surface mounted solutions. This attractive luminaire creates a subtle lighting effect utilising a curved reflector system, which allows a combination of direct and indirect lighting.  This is perfect for the office as it creates lighting fit for all aspects of office use.

We have used one of the most advanced LED floodlights on the market, with an attractive ultra thin design and innovative high voltage LED chips. Suitable for use both indoors and outdoors and available in both white and black finishes.

Local Trades People

It was important to us to use local suppliers and tradespeople to support our local business community; and this was never more so than during this project.

So many of these small businesses have supported us for the last 20 years. In addition, from a practical position it meant a quick turnaround time on completion of the project as we were able to draw upon trusted skills and expertise.


Ayjay Group are proactive in supporting energy solutions. We believe in helping businesses to become more energy efficient. This business mindset impacted on the way we have managed the renovation including:

– Waste disposal:

Following purchase we had to clear the extensive amount of waste left behind on site, which was full of scrap and hazardous material. This had to be disposed of correctly. As a company registered to carry waste, we were aware of the correct procedures to follow to legally remove waste materials. Some of the hazardous chemicals left on site required specialist removal which meant we used a specialist company to do this. All other materials were removed via skip clearance.

– Site Clearance:

This took weeks to clear with 300+ tonnes of waste cleared in total.

– Working with:

The Rhymney River runs behind the back of Ayjay House and a contributory stream flowing from the mountain runs past the right hand side of the property, joining the river. The embankment surrounding these two waterways are full of wildlife, trees and plants. It was important to us to maintain and manage the surrounding environment effectively.

In order to do this we have supported National Resources Wales to provide access through our property, for maintenance to the river embankment and surrounding area. Natural Resources Wales is the largest Welsh Government Sponsored Body – who have taken over the functions of the Countryside Council for Wales, Forestry Commission Wales and the Environment Agency in Wales, as well as certain Welsh Government functions.


The expansion has enabled our business to grow further, including an increase in staff, both within the office and engineers.
